In case you missed it, New York-based developer Time Equities is planning to potentially re-develop its 9.3 acre property at 3111 S. Dixie Highway in West Palm Beach to include five condo towers and an insane amount of retails space. It’s current use of office space isn’t quite as lucrative as it once was so finding another way to maximize assets in a rapidly growing West Palm Beach seems to make a lot of sense. For now, plans could call for as many as 300 new condominium residences and 18,500 square feet of retail and restaurant space over the five individual buildings with a separate parking garage also being built to accommodate residents, shoppers, and diners.For now, further details have not been shared with the public, although given renderings have already been designed, it’s clear Time Equities is serious about the project and reports are saying they’ll file the development application sometime in the near future. Because the site isn’t exactly in downtown West Palm Beach, not many condos have been developed near 3111 Dixie, but with the area growing and expanding seemingly faster than ever, it’s hard to envision the project not being an overwhelming success. As for pricing and interior finishes, no further information has yet been revealed other than units are expected to be extremely high-end, so for now, simply stay tuned or start browsing other West Palm Beach condos and West Palm Beach new construction real estate now

If you’re looking to make a move to Palm Beach Gardens in 2016 and new construction is what you’re after, the new 1,300 home development called Alton in Palm Beach Gardens might be a good fit. Conveniently located just off Interstate 95 at Donald Ross Road, Alton in Palm Beach Gardens was first set into motion in late 2013 when Kolter Homes bought the 600 acre development site, paying a reported $127.5 million. Since then, Kolter has sold off parcels to a number of other developers who are building offices, retail shops, apartments, and even a hotel. The core of Alton in Palm Beach Gardens development, however, is of course the 1,300 high-end homes and townhomes that are already under construction, making it one of the largest new housing communities to come to northern Palm Beach County in about 10 years. There’s certainly a strong demand for new homes in Palm Beach County, especially in the Palm Beach Gardens area, so for some home buyers, delivery can’t come soon enough. Townhomes for sale in Alton are starting in the low $400s, while the mixture of one and two-story single-family homes are being marketed for between $500,000 and just over $1 million. Amenities at Alton in Palm Beach Gardens are also a huge selling point for the community and include a clubhouse, a fitness center, ad plenty of walking trails and pathways to help keep residents active. Model homes are expected to open in early 2016 and the first home sale is scheduled to close in January. In all, the entire Alton in Palm Beach Gardens project should take about 8 years to complete.

Now the 2015 is just about in the rearview mirror, many of us are looking ahead to 2016 and gearing up for what should be another positive year for the Palm Beach real estate market. But given the past 12 months have seen huge increases in key areas like new construction, it’s safe to say we could be heading for somewhat of a slowdown in 2016. Last month, The Wall Street Journal caught of with the chief economist at the National Association of Realtors to discuss what we could be facing over the course 2016 and here’s a quick glance at to expect: 




Home sales should still increase but still be lacking in first-time home buyers, especially as mortgage rates continue to rise.






Expect more than 5.4 million existing single-family homes to be sold next year, up from 5.3 million homes sold in 2015.






Median home prices won’t grow as much as the 6 we saw in 2015, but still expect the annual growth rate to be somewhere around 5.






Mortgage rates for a 30-year fixed are expected to rise from 3.8 to 4.5, making homes even less affordable to first-time buyers.






Rising rent prices should motivate younger buyers to stop delaying the purchase of a new home, especially in expensive markets like California, South Florida, and much of the East Coast.

Travelers could soon have more options at Palm Beach International Airport.  The Department of Airports just opened the door to the possibility of constructing a hotel on the grounds of the airport.  Right now there is a request for proposals from any developers interested in pursuing such a project. The ten acres of land currently belongs to Palm Beach County but is vacant.  Located to the west of Belvedere Road and Australian Avenue, it’s expected that a hotel in that location could offer relief to travelers, primarily business travelers who need somewhere to stay.Only nationally recognized hotel chains will be considered and it must be at least an upper-midscale hotel.  Because the property is so large it’s expected that restaurants or shops could also be built on the same piece of land.  Any hotel constructed at the site would be located directly across from an airport travel plaza, too, opening in May of 2016.  That plaza is expected to house a convenience store, gas station, a fast food restaurant and even a cell phone lot for those waiting for airport passengers.All proposals from developers must be turned in by March 21, 2016.  However, the airport operator is planning to meet with those interested developers in late January to go over the application process and all of the required documents.While no decisions will be made for months to come, a new hotel would mean positive news for the tourism economy in Palm Beach County, already posed to top more than 17,000 hotel rooms by the start of 2016.

        <title>New Construction, New Home Sales Saw Big Jumps in 2015</title>

As we look back on the year that was 2015, it’s been a pretty good 12 months for the real estate industry as a whole, and especially here in South Florida. Nationwide, single-family home constriction hit its highest level since 2007, and overall construction spending has increased by 13 over the past year as well. Job gains in many parts of the U.S., in addition to low mortgage rates, also helped improve market conditions throughout 2015. New home sales specifically saw its biggest jump in more than seven years, with some reports showing a 22 increase so far in 2015. There’s no doubt more new home construction and increased home sales continue to also have a huge benefit on the national economy, creating more construction jobs, more manufacturing jobs, and helping any number of maintenance service businesses like landscaping and pool maintenance, which are of course widespread down here in Florida.  Locally, home values in Palm Beach County are also on the rise, with recent statistics showing a 9.5 jump from October 2014 to October 2015. But even despite a fairly substantial jump, Palm Beach County’s home value increase is still rather modest compared to many other larger markets in the U.S. like New York, San Francisco, and Denver, which have seen among the highest increases in the country in recent years.
