 Assuming you've priced your home properly, you shouldn't have to worry when the appraiser comes to visit. But there are still some things you can do to impress an appraiser and assure that your contract will make it through the closing process with fewer rough patches.


As you probably realize, there is a difference between appraisals for mortgage loan valuation and governmental assessments for tax purposes. The latter is pretty routine, and based on different criteria. Also, in most cases, it's the &quot;land use,&quot; structure size and type of construction rather than specific condition or amenities that affect tax valuation.


In the case of appraisals performed for lending purposes, however, subjective impressions &amp; opinions can unfortunately have an effect.


The Basics of Home Appraisals


A current appraisal is frequently a condition for loan approval, and therefore appraisals are most often the buyer's responsibility and ordered by the lender.


Appraisals are based on real estate comps, that is, comparisons with similar properties in similar locations. Recent sales figures within a defined geographic area are used by licensed professionals, and appraisals are affected by market conditions. While appraisals always &quot;follow the market&quot; to some extent, in a &quot;hot&quot; or appreciating market, appraisal values lag behind sales prices, so it is important to assure the highest possible appraisal figure.

Square footage of both the lot and the home, type and quality of construction, interior and exterior finishes, fixtures and amenities, number of bedrooms and baths, and various other considerations such as heating and cooling systems, type of utilities, and community services all play a part in determining actual valuation.


Maximizing Home Appraisal Value


There are some specific ways to ensure that your home and its features will be noted and properly valued. Here are a few simple tips to help your home shine, both before and after it goes under contract. 


Prepare the Home for Showing



First, just as you did when you listed your property for sale, be sure that your home and curb appeal are prepared for showing when the appraiser drives up. Just as with buyers, first impressions count. Even if you have already started packing in preparation for your move, ensure that the interior is clean and presentable.


Professional appraisers are trained to look beyond (and through) personal belongings in order to view architectural integrity and physical condition, but try to make it easier by raising the blinds, turning on lights, and assuring clear pathways from room to room. Make the beds, put dishes away, don't leave laundry on the floor.


In short, consider the appraisal appointment another &quot;showing&quot; and help your house show its best face. 


List Special Features of the House


Prepare a written list of special features to give to the appraiser (but by all means, don't be pushy about it). List the installation date and approximate value of any special features like a swimming pool, landscaping or irrigation system, expensive kitchen appliances, new roof or whole-house dehumidifier. Also note the age of the home, any additions or major renovation, and recent structural repairs; include such things as termite and radon inspections. 


Perform Routine Maintenance


For the maximum sales price, it's best to perform routine maintenance before listing the home. Nevertheless, be sure to complete any routine maintenance prior to the appraisal visit. If the gutters need cleaning or the shrubs need trimming, accomplish those things in advance.


Also pay attention to dripping faucets, and perform your own checks on thermostats, oven and dishwasher operation, exterior hose bibs, sagging drapery rods and loose doorknobs. Make sure all locks work, light switches perform property, and ventilation fans do their job well. Renew caulk and silicone seals; replace torn or damaged screens, and touch up peeling paint or damaged walls. 


Be Welcoming But Give the Appraiser Space


Typically, the seller isn't present during an appraisal. But if you are, when the appraiser knocks at your door, be cordial and welcoming and offer to answer any questions he or she may have. Resist the temptation to talk too much, to hover or to follow from room to room.


A professional appraiser will measure the perimeter of the home, make sketches of the property, and take many pictures of both the interior and exterior. It's all in a day's work Stay out of the way, but be honest and truthful if there are questions.


After the Appraisal


The bottom line is that some buyers are willing to overlook minor problems, but you can be sure that your appraiser will not If an appraisal is returned with a value lower than the contract amount, a buyer has the option to walk away from the contract. 


A low appraisal might not signal an end to the sale, but even if you make price concessions or the buyer adds additional funds, a low appraisal is problematic and will likely result in delays and a less-than-smooth path to closing.


Note also that if an appraisal is performed on your behalf, in conjunction with a refinancing application or home improvement loan, you have a right to ask for a copy of the report, even though you might have to pay a small fee for it.


If you order an appraisal to determine a home's value prior to listing the home for sale, you own the report and may keep it confidential or share it, as you wish. However, a buyer will probably still require an independent appraisal.

 Now that the housing market is in recovery, home prices are rising and the glut of available homes is dropping, now might be the perfect time to buy a home while the mortgage rates are still low.


But what if you don't have 20 to put down on a home? Does that mean you have to wait? No, it doesn't, because there are several lending options available that offer low or no money down home loans.


Here are three ways to buy a house with no down payment in 2016.


1. USDA Loan


Most people think USDA loans are reserved for those who are buying rural farmland, but that is not the case. With that being said, there are some geographical limits, but this program is still available to about 97 percent of the continental United States. The USDA Rural Development Guarantee Housing Loan program, formerly known as a Section 502 mortgage, offers no money down home loans. These loans are available to first-time and low-income homebuyers and are backed by the U.S. Department of Agriculture. Additionally, USDA loans generally receive better rates than other no money down mortgages, there are no balloon payments because the loan is fixed and homeowner counseling is not required.  


The other benefits of a USDA loan are that you can include eligible home repairs and other various home improvements in your loan. However, there is a maximum home purchase price, a guarantee fee (which will be added to your mortgage at closing) and you will also be required to pay monthly mortgage insurance as well. However, the USDA no money down home loan option is usually the best low cost option for achieving homeownership if you qualify.


2. VA Loan


A VA loan is also a no money down mortgage program that is available to all members of the United States military and their surviving spouses. A VA loan is originated by a private lender and guaranteed by the U. S. Department of Veteran Affairs. The VA loan qualifications are pretty straight-forward and are as follows:




Must be active duty or honorably discharged service members.


Those who have been in the Reserves or National Guard for at least six years.


Spouses of service members who were killed in the line of duty.




There is a funding fee for first time homebuyers who are not making a down payment. The funding fee required is currently 2.15 for members and veterans of the regular military and is 2.4 for those in the Reserves or National Guard.


3. Navy Federal Credit Union


The Navy Federal Credit Union's no money down home loans are similar to the VA loan program, except for the funding fee. The funding fee for a Navy Federal Credit Union loan is 1.75. However, they do offer 100 financing to all qualified members, but only for those who are buying primary homes. In order to qualify, you have to be a member of the military or the U.S. Department of Defense and their family. And some civilian employees of the military might qualify as well.


The Bottom Line


If you do not have the criteria required to obtain one of these no money down mortgages, you might consider an 80-10-10 piggyback mortgage if you have good credit. Or perhaps you could look into getting one of the many available low down payment home loans instead.


There are a variety of low down payment home loan options available that require as little as 3 down, not the traditional 20 down many people remember from years ago. However, it's best you don't wait to buy a home. You should consider buying a home now rather than later due to the very real possibility of rising interest rates that are now being considered because of the upturn in the housing market which appears to be in full recovery mode.

 In an effort to keep older folks in their homes, Congress passed the Reverse Mortgage Bill. This bill allowed the Federal Housing Authority to guarantee mortgage lenders who specialized in mortgages that dealt with home equity conversions. These special type of loans are limited to people who are at least sixty-two years of age. These types of loans are secured by the borrower’s primary home, for an amount that provides enough equity so that the loan can be repaid upon maturity. These types of loans can be used on single-family homes, condos, and a few types of manufactured homes.


 These types of mortgages were particularly popular throughout the recent recession, especially amongst older Americans who may have been counting on their fixed and budgeted income to last them through their retirement. Reverse mortgages allowed these individuals to supplement their cash flow to help get them through retirement. All though these types of home mortgages are very popular amongst seniors, they may not be for everyone. If you are thinking about getting a reverse mortgage, it is important that you educate yourself on the various pros and cons of this type of loan.


 The main benefit of a reverse mortgage, the waiver of your mortgage payment. This provides the borrower with a cash advance on their home equity, which is repaid when the last borrower leaves the home.


 


Cons:


 -  Reverse Mortgages are Regulated By the Federal Government:


Due to the nature of reverse mortgages, they are regulated by the Federal Government to ensure consumer safety. Although on the surface this may seem like a big positive, many people consider this to be a negative due to the stringent regulations that the government imposes in order to qualify for a reverse mortgage.

 -  Not All Property Types Will Qualify for A Reverse Mortgage


 These types of loans were created with sole purpose of providing seniors a home where they can enjoy retirement. However, this does not apply to vacation homes or investment properties. Only the borrower’s primary residence may qualify for this type of loan. Other types of properties that may not qualify for this type of loan are homes that are not FHA approved, mobile homes, and certain types of condos.

 - To Avoid Foreclosure, the Home Must Be Maintained and Insured


 With a reverse mortgage, loan repayment is usually paid by the sale of the home. Therefore, a home must be kept in good condition so it can sell at a price that is equal to or greater than the loan balance. It is important that the borrower make sure that they keep up with basic home repairs, as well as making sure the home is protected by home owner’s insurance.

-   The Proceeds From the Loan are Non-Taxable


Easily one of the most popular features of a reverse mortgage, any funds received from the loan are viewed as loan proceeds and not income. This means that any proceeds from the loan are not taxed. Some some types of retirement investments are taxed if you draw from them, so it is a big plus to have a source of money that does not have this type of restriction.


 


-   You can Live in the Home for as Long as You’d Like


 As mentioned earlier, the main goal of these types of mortgages are to help seniors stay inside of their home. The terms of these types of loans require that certain responsibilities must be met in order to avoid foreclosure on the property. As long as you abide be these loan terms, you can can live in your home and receive the fund from your equity.


 


-   You are Protected From Owing More Than the Value of the Home When it is Sold


Due to Federal Insurance Protection, the FHA does not require you to pay more than what your home is worth when you decide to sell it. This is great news, because it allows you to eliminate any worry that you or your heirs may have about being left with additional debt from the reverse mortgage after your home has been sold.
