Several Major Projects Planned For Palm Beach County

Palm Beach County could soon add thousands of new homes thanks to a series of new developments proposed for the area.  In all, there are plans for six new projects, consisting of more than 3,900 new homes, plus commercial and industrial projects.  GL Homes is behind the latest residential project, and already has other upscale communities underway near Boca Raton, Boynton Beach and Delray Beach.

Palm Beach County just received comprehensive plans for the developments last month but the projects still face approval from the county commission.  The commission will consider the impact of the new developments on the area, especially when it comes to water usage and increased traffic.

The largest of the developments includes more than 4,900-acres just two miles to the west of the intersection of Orange Boulevard and Seminole Pratt Whitney Road.  Near the current Acreage neighborhood, the proposal for Indian Trail Grove is now almost entirely farmland.  That could change in the future, though, because Palm Beach West Associates I is interested in building more than 3,900 homes in the area.  In addition, the company wants to build 225,000 square feet dedicated to commercial space, leaving the western portion of the property for trails, equestrian paths, waterways and open space.  A decade ago the same property was slated for development but never came through.

This project adds to some developments already in the works.  Palm Beach County has already approved plans for Westlake, bringing 4,500 homes and more than two million square feet of civil and commercial space to Seminole Pratt Whitney Road.  This development is east of the proposed Indian Trail Grove location.

Other major proposals include an application to construct 973 homes south of Lake Worth Road, to the west of Florida’s turnpike.  Called Gulfstream Polo Properties, the site is contracted by Pulte Homes Corp.

Outside of residential plans, a site just west of Wellington proposes warehouses and light industrial businesses.  As well, an application for retail along Boynton Beach Boulevard is proposed on the northeast corner of Lyons Road, a shopping center is proposed near Boynton Beach just to the west of I-95 and a complex for affordable senior housing is proposed near Boynton Beach.

The initial public hearing for all six new plans is scheduled for mid November with the county commission set to hold an adoption hearing on the plans in April of 2016.
